A friendly first step for selling your used mobile home

We buy used mobile homes. Let's talk about yours.

Have a manufactured home built in 1993 or later? We buy eligible homes in parks, including some that need repairs, and consider homes that must be moved. Tell us what you know. We'll help you understand the next steps.

Considering homes in Michigan's Lower Peninsula and selected Indiana, Ohio and Illinois markets. Exact coverage must be confirmed. We do not buy home-and-land packages.

THE PROCESS

Three steps. One clear decision.

Start with a conversation, even if you don't have every document or answer ready.

01

Tell us about the home

Share the location, approximate year and condition. Questions about repairs or paperwork are welcome.

02

Review an offer

An agent can discuss a preliminary number. An inspection and paperwork review come before a firm offer.

03

Choose your next step

Review the written terms and expected proceeds. You don't have to accept an offer.

WHAT AFFECTS VALUE?

What goes into an offer?

Every used home is different. Location, age, repairs, title status and moving costs can all affect the price. Ask how those details change what you'd receive.

QUESTIONS WELCOME

Questions sellers ask us.

Will you consider a home that needs repairs?

Yes. We consider eligible used homes that need work. Tell us what you know about the condition; it will factor into the review and potential price.

Can I discuss an offer on the first call?

A purchasing agent may be able to discuss a preliminary figure after hearing about the home. A firm offer follows an inspection and review of paperwork and amounts owed.

Do I have to accept an offer?

No. Ask questions, compare your options and review the written terms before deciding. A conversation doesn't commit you to a sale.

Is this a listing service? Are there commissions?

We're a direct purchasing program rather than a real estate listing service. Ask for an itemized explanation of any fees, loan payoffs and past-due lot rent before you agree to sell.
